How to Fill Out an Ontario Tender Form (Form 7)

Step-by-step help completing Form 7 "Tender to Purchase" for an Ontario tax sale, calculating your 20% deposit, and packaging the sealed envelope correctly.

Get the current form

Ontario tax sale tenders use Form 7 "Tender to Purchase", prescribed under O. Reg. 181/03. It is available free from the Government of Ontario's Central Forms Repository. It is a fillable PDF and opens best in Adobe Reader. Toronto sales use a City of Toronto version of the form.

Complete every field

Enter the property description exactly as shown in the sale notice, your full legal name (or the names of all purchasers), your address and phone number, and the amount you are offering in both words and figures. Sign and date the form. Missing or inconsistent information can disqualify your tender.

Calculate the deposit to the cent

Your deposit must be at least 20% of your tender amount — not 20% of the minimum. For a $52,300.00 tender, the deposit is at least $10,460.00. Get a certified cheque, bank draft or money order payable to the municipality named in the notice.

Seal and label the envelope

Put the form and deposit in a sealed envelope marked with the words required in the notice (usually "Tender to Purchase" and the property description). Deliver it to the office named in the notice before the deadline — late tenders are not accepted. Members can generate a printable tender packet and envelope slip from any listing.
